Innovative Modular Building Solutions

Since 1979, NRB has taken a leadership role in the development of innovative modular building technology, providing a wide range of building project solutions to companies across Canada and the United States. From concept to completion, our experienced team of professionals can work with you to ensure you receive precisely what you need. With NRB modular construction, you get "Best in Class" buildings and service with the permanence and performance of conventional construction, at competitive prices, faster.

It's no secret that the modular building industry has essentially evolved from generations of temporary space applications and those buildings still provide the market today with an enormous benefit by offering fast and flexible space. Whether the need is for classrooms to meet the demands of fluctuating School enrolments, medical clinics, banks and offices needed for disaster relief efforts, or even just temporary space for short-term business programs - these needs are served by the availability of quick and "instant" space.

Ahead of the Curve
But for years now, there has been a gradual and dynamic divergence within the industry that has seen a newer, more sophisticated class of permanent modular construction emerge to earn accolades, design awards, and a front row seat in the multi-billion dollar commercial construction arena. NRB has been at the forefront of that change, fulfilling a leadership position in its ongoing development. Owners and architects are looking to permanent modular construction as a financially viable, time sensitive alternative to conventional construction in a growing number of market segments.

You Have Optimum Permanence and Performance
Whether you need wood or steel framing, we begin with an engineered structural design. Our "5000 series" steel construction for example, uses structural steel post and beam construction for total design flexibility, and then we pre-pour the concrete floor here at our plant to replace the typical "slab on grade". From there, we build in everything you need. Exteriors can be finished in site applied face brick, or plant applied architectural aluminum panels, stucco, metal, curtain wall or any other building finish or combinations you might choose. Interiors are customized to suit your requirements, and all finishes at the module joints are left back at the plant to be completed at the site so that, when finished, your new building has the same look and feel as if it was built right there from the ground up.

Design Flexibility
At NRB, we work closely with you to ensure that you get exactly what you want. The array of options, architectural features and finishes available to you are no different than those found in conventional construction. From the complete building envelope assembly including finish, thermal protection, fire ratings and loads, to glazing, storefronts, ceramics, and cabinets, through to mechanical, electrical, plumbing, sprinkler, and fire alarm systems, your new facility is building code compliant, designed to suit your needs and your location.

At NRB, we take full responsibility for the structural design and engineering of the building because we are experts in modular construction, but we can team up with your own design professionals if you so choose for mechanical, electrical and architectural development. Or, we can provide the full range of services - it's your choice.

The Best Practice "Build-Together" Advantage
Not all modular building companies create modular buildings equally. When we purposely chose the more complex and divergent path of permanent modular construction more than 15 years ago, we found the best practice was to bring all the pieces together, and put the assembly line away. Why? Because "best practice" to us means that the building sections have to be aligned so fit and finish are exact. It means that the complexity of the mechanical and electrical systems we utilize today need to be run right through the building, horizontally or vertically so they can be checked and tested before shipping. Building together allows us to preinstall items like millwork, fitting all the cabinets in place and then removing sections that cross over the module lines for shipping.

The process guarantees that what was built together at our plant will go together at the site without question, so installation time and costs are kept to a minimum.

Cleaner Sites and Reduced Disruption
What if choosing NRB modular construction meant you were actually being more environmentally responsible? Well, in fact you could be. According to the U.S. and Canadian Green Buildings Councils initiative, Leadership in Energy and Environmental Design (LEED)*, Sustainable Sites include Reduced Site Disturbance and Erosion and Sediment Control. With modular construction, there is far less construction on site so the area is much cleaner, meaning less pollutants of dust and particulate matter and less disturbance to the existing surroundings during construction.

Shorter time, cleaner areas and significantly reduced activity on the site also mean better safety and security for your project, with less disruption to your day-to-day business.

*LEED is a voluntary US national standard for high performance and sustainable buildings that awards points towards LEED certification for a range of specified design criteria. This initiative was adopted in Canada in 2004, and is becoming widely recognized throughout the world as a responsible, sustainable building design strategy. NRB supports the philosophy, and is currently researching this concept in an effort to identify how we may incorporate some of these design practices into our own methods and materials, as an offering to our clients and our stakeholders. For more information on LEED, visit www.cagbc.org in Canada and www.usgb.com in the US.

Project Management Made Easier
Whether you have engaged a General Contractor for your site development, a Construction Manager or Design Professional to oversee the entire project from RFP to Occupancy, whether you are taking care of it all yourself, or would like to discuss the option of NRB fulfilling a turnkey role for a "one stop shop" design/build experience, there is no doubt that when the complete construction of your building is removed from your scope of responsibility and shifted to ours, running your project just became easier. Less work and time spent on managing the construction project, means more time to spend on other areas that are more conducive to your own core business and productivity. Our experienced Project Coordinators will work with you and your team every step of the way to ensure that the transition between our plant and your site is seamless and synchronized.

The Expedited Construction Process
Without question, the leading clear-cut advantage to NRB permanent modular construction is the reduced construction schedule. Time to market is critical with any sort of business today - particularly if it means generating revenues, or accommodating staff, students or patients sooner.

Conventional construction is progressive from start to finish, where modular construction overlaps building construction with site development. The result? The dovetailing of these two phases of a project can give an owner weeks or months of time-savings on his or her construction schedule.

NRB Modular Construction Market Segments

Endless Styles and Applications
NRB can build for most any type of application in the commercial construction marketplace today - from a 2,000 square foot convenience store or restaurant reflecting corporate branding and image, to a hospital addition or multi storey school addition of 40,000 square feet or more. MRI or medical clinics, commercial offices, security buildings, institutional facilities, and even bullet resistant border crossing booths are all customized to your precise needs. Our qualified sales and estimating team will work with you through the process so you can understand just what can be done, and then with you, make some key design decisions that will not only support your image and operational needs, but fit your timeframe and your budget.
