Size:

• Nominal size is 11’ x 20’ outside dimensions.
• Height is 116” excluding rooftop air conditioners.
• Clear ceiling height is 93”.

Exterior Wall Construction:

• 4” C4000 thermally broken extruded aluminum framing system -clear anodized finish.
• Panel core is ½” plywood and 1” rigid insulation. Interior finish is ½” grey melamine.

Exterior FP-1 Cladding System:

• 1” thick exterior cladding panels with 0.040” smooth aluminum finish in stock colours.
• Panels are insulated with 1” rigid insulation (laminated to interior of panel).

Doors:

• 2 - 36” x 80” out-swing, clear anodized aluminum frame commercial door with deadbolt lock and closer.
• Commercial door is fully glazed with tempered safety glass.

Glass:

• All fixed windows are glazed with tempered thermal glass units.
• Glass is held in place by vinyl snap-in glass stops for easy installation/replacement.

Roof Construction:

• Exterior roof is single membrane rubber glued to 5/8” exterior grade plywood, wood joists (size and spacing of joist is designed to accommodate span and area snow load), R32 8” fibreglass batt insulation and 6mil poly vapour barrier.
• Fascia is clad with FP-1 cladding system to match wall cladding.
• Roof is complete with 2” perimeter cant strip. Roof water is directed to four evenly spaced roof drains.

Ceiling System:

• Ceiling is suspended “T” bar system with 2’ x 4’ lay-in tiles.

Super Floor:

• 6” painted steel frame floor structure with 1 ½” steel deck, R20 3” rigid insulation.
• 5/8” T&G plywood floor sheathing.
• Floor finish is “MONDO” non-slip commercial rubber flooring.

Electrical Package (CSA Approved):

• One 100 amp, 120/240v, single phase, 16/32 circuit service panel with main breaker.
• 12 - duplex receptacles.
• 8 - 1’ x4’ two-tube recessed fluorescent light fixtures with acrylic diffusers operated by two wall mounted switches.
• 4 – 4000 watt fan forced wall mounted heaters with integral thermostats.
• Two 13500 BTU roof top air conditioners.
• Site service connection are by others.

Millwork:

• One 30” deep plastic laminate, 2-level service counter with 24” deep melamine storage cabinets under counter with adjustable shelves (open side facing attendant).
• Upper 10” counter will be 44” a.f.f.
• Lower 24” work counter will be 36” a.f.f.
• Three evenly space 24” wide openings in cabinets will allow work stations with leg room.
